Roads
Road District Manager Michael Grossi met with Dirt Works the week of July 22, 2024. Dirt Works does full road repair/replacement and a lot of road construction in Dennis and other towns. Road District Manager Grossi contacted Dirt Works in Feb to get an estimate to replace roads. Dirt Works indicated that the Cannon Hill Association roads are “a long way off from having to be replaced” and that the ongoing maintenance work with crack sealing was effective. Dirt Works suggested we wait to make decisions on roads until we confirm the sewer plan in approx. 8 years because our roads have a “good base” and get the benefit of the “old” pavement methods.
There are 4 methods that could be considered:
- R&R – Rip and Replace(dig up the entire road and relay it) – most expensive
- Reclaim– roto tiller tip coat, grind down and reuse much of the existing pavement and then put a new top layer on it (deep cracks are still there)
- Mill & Overlay– Take off the top 1.5 inches and put down new pavement (deep cracks are still there)
- Chip Seal (like Ryders Cove Landing Association is doing) – his least recommended approach btw
If Cannon Hill gets Town Sewer new sewer, the Town would likely do “mill and overlay”. If/when we get to that point, we could ask the Town what they might do and if we want to upgrade to a better method, perhaps we pay the difference. This would help the roads last longer.
Skipper & Sons – will walk the roads in early August and see if there are any areas for repair from roots or wear and tear.
New England Seal Coating – will inspect roads next week and give us an estimate for crack sealing (the company that currently does this each yr). As discussed, if needed, we will wait to do in September.
